The 502 Direct Loan Program:

The 502 Direct Loan program assists low- and very-low-income applicants , who would not normally qualify for a conventional loan, obtain decent, safe and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability. Payment assistance is a type of subsidy that reduces the mortgage payment for a short time. The amount of assistance is determined by the adjusted family income.

The program provides a path to homeownership for low- and very-low-income families living in rural areas, and families who truly have no other way to make affordable homeownership a reality. Providing these affordable homeownership opportunities promotes prosperity, which in turn creates thriving communities and improves the quality of life in rural areas.

A number of factors are considered when determining an applicant’s eligibility for Single Family Direct Home Loans. At a minimum, applicants interested in obtaining a direct loan must have an adjusted income that is at or below the applicable low-income limit for the area where they wish to buy a house and they must demonstrate a willingness and ability to repay debt.

This loan program provides financing to eligible borrowers who have a household income at or below 80% of the area median income for the location of the home. The loan is subsidized, meaning that the interest rate is lower than the market rate, and it can also include a subsidy to help lower the monthly mortgage payment.

To be eligible for a USDA 502 direct subsidized loan, the applicant must meet certain criteria, including:

  • The home must be located in a rural area designated by the USDA.
  • The applicant must have a stable income and credit history.
  • The applicant must be a U.S. citizen or have permanent residency status.
  • The applicant must be able to afford the monthly mortgage payment, including property taxes and insurance.

The USDA 502 direct subsidized loan program offers many benefits to low-income homebuyers, including:

  • Low interest rates and lower monthly payments compared to traditional loans.
  • No down payment requirement, which can make homeownership more affordable.

What does that mean?

Specifically, it means the government helps a person in a financial way to create less of a monetary burden for that person. For the 502 Direct Loan this means that the monthly mortgage payment is subsidized, meaning that the borrower makes a monthly payment that may not be the full payment for the loan. However, the loan is subject to recapture. This means even thought the person is not currently making the full payment, the government will eventually collect the unpaid interest. It also means the person has to requalify for the subsidized payment when determined by USDA, at least every two years. Once the person no longer qualifies for the subsidized payment the full mortgage payment will be due every month.
